America’s Servicing Company (Wells Fargo) has long standing been a difficult lender to deal with. Whether it is their poor review process or their agents that have a lack of understanding of how the processes work it is too bad that they have only had to make things tougher on individuals applying for assistance.
As of fairly recently America’s Servicing Company (ASC) has come up with a new guideline that if sale date is 10 business away (est. about 2 weeks) all applications for loss mitigation have to be made in writing along with building a homeowner’s package. Don’t mess up though because as time is tight you are generally only going to get one chance at attempting to find help in this last minute type scenario.
America’s Servicing Company (Wells Fargo) will throughly go through the documents you submit and will review clients for all possible loan modifications. They generally will start off with HAMP or HASP programs and end with the option of the Wells Fargo backed loan modification. If you don’t qualify for anything at that point in time the lender will advise you to look into further options such as short sale or a deed-in-lieu of foreclsoure.
